Update on the new Private Residential Tenancy agreement

On 1 December 2017 a new type of tenancy came into force, called the private residential tenancy, it replaced assured and short assured tenancy agreements for all new tenancies in Scotland. 

Upper Sunnybank Residences Tenancy Agreements comply with these new regulations.

This is good news for students as it means there are no more fixed terms.  Your tenancy will not commit you to stay for the full academic year, however you will have the option to stay for the full year (September through to August) if you wish.  This means you can enjoy completing your studies over the summer months without having to find somewhere else to live.


Note: It is common practice for some landlords to limit your stay to April or May in order to allow their properties to be rented out for the summer tourist season.  We do not do that.

If you do wish to leave, then getting out of your tenancy agreement is now easy and straightforward.  You can choose to leave at any time by providing a 28 day notice period.


If you choose to live in our HMO licenced property, then you will have a separate tenancy agreement for your room and shared areas.  You will not be jointly responsible for any other tenant’s rent.
